This Realtor information is designed to help title companies, closing agents and realtors obtain the documents, certificates, and forms needed to facilitate the sale of property governed by the Fairways Forest Civic Association. We will do our best to process your Estoppel request as quickly and accurately as possible. Florida Statutes require a buyer be provided with a set of the Association's documents. Covenants & Restrictions

Sellers and their realtors, please review our deeded Covenants & Restrictions prior to listing your property. Potential buyers, please review the C&Rs prior to closing on your property.
Our Covenants & Restrictions are bound to the deed of the property and will transfer with the title of the land. All owners and residents are expected to follow the Covenants and Restrictions. Our C&Rs prohibit activities that may often be accepted as permissible in other neighborhoods, and may be more restrictive than City ordinances, such as the parking of commercial vehicles, RV's/campers, trailers, boats & watercraft in driveways, requiring many home improvements to be reviewed and approved, lawn maintenance, etc. Our governing documents may be downloaded from our Governing Documents page. You may also contact our Covenants committee by email if you have further questions at covenants@fairwaysforest.org. Membership Dues are $125 annually and are due October 1 of each year. Association dues maintain the beauty of our common areas, help maintain the association website, monthly newsletter, and residential directory, and allow the Association to conduct community events. All estoppel letters or certificates will include the current status of the property for the membership dues. |
Yard Signs

Real estate "For Sale" and "For Rent" signs must conform with the Fairways Forest covenants and restrictions. Hand-lettered signs are not permitted.
There are currently no restrictions on Real Estate agents holding sponsored "Open Houses." One manufactured "Open House" may be posted on the lot at the times of the Open House. An Open House sign may be posted up to 3 days in advance as long as the date of the Open House is also included on the sign. No other signs may be placed anywhere else within the Fairways Forest community. Open House signs must be removed immediately after the conclusion of the Open House. |
