FAIRWAYS FOREST CIVIC ASSOCIATION - ABOUT US
Fairways Forest is a deed-restricted community in which all plats are bound to the Covenants and Restrictions which runs with the title of the land, as filed with the State of Florida and on the public record of Duval County, Florida. Adherence to the community's Covenants and Restrictions is a requirement designed to help maintain higher property values and a nice quality of living in this neighborhood.
As a covenants community, Fairways Forest Civic Association is responsible for adherence and enforcement of the community's covenants and restrictions. Additionally, the association officers and committee members serve as liaisons and representatives within our community representing the residents on the Citizens Planning Advisory Committee, Sheriff's Watch, and Greater Arlington Civic Council.
The Fairways Forest Civic Association represents the ownership of its 252 homes. Its governing Board of Directors is made up of officers and standing committee chairpersons elected from within the community. All participants are volunteers, and work to maintain a desirable, attractive, and peaceful neighborhood. The board members are elected annually to uphold the bylaws and oversee the covenants and restrictions.
The board meets monthly; the general association meets semiannually (April and September). Dues of $125 per home per year support the association’s obligations and activities. Area and block captains plus a bimonthly newsletter keep residents informed.

Why Do We Pay Dues? |
Our minimal annual dues are only $125 per home -- exceptionally low for a community like Fairways Forest. While dues are not mandatory, these funds help cover the basic maintenance expenses for our shared/common areas and for community activities.

Meetings of the Association |
Per the FFCA Bylaws, as adopted by the membership of the community, specifies that the Semi-Annual meetings of the Association be held in the third week of the month of April and September, unless other dates are designated by the Board.
